STRUCTURE DAMAGES AT THE MIAMI "CITY NATIONAL BANK BUILDING"

The Miami National Bank Building (121 SE 1st Street, Miami FL 33131) is an 87 years old building located downtown Miami and has been unoccupied since 2000, which means that it has been exposed to environmentally aggressive elements, such as chloride or carbon dioxide (CO2) (Cl-), that have penetrated the  concrete,  and corroded the reinforcing steel. 

Such damage has been observed  and documented in  field study performed  by local  structural engineer, where it was determined that approximately 65% of the building structure in  need of structural repairs. Most of the damage is located at the perimeter of the Building, and the Structural Slabs.

Some columns of the building must be completely replaced, as the shown in the enclosed picture.

Stambul LLC. is comitted to bring life back to this building by performing the required structural repairs to the existing structure in  a restoration project encompassing the installation of a new steel structure, the removal and replacement of approximately 22,500 sq. existing damaged concrete slabs, the restoration of the existing damaged concrete columns and beams approximately 6, 400 c.y. (rebar replacement, epoxy coatings and gunite) see proposed procedures below.

THE MIAMI NATIONAL BANK BLD. FAÇADES

South façade

Once it was designated Historical Building, the preservation of the four façades is mandatory, so all the works to upgrade, renovate or restore the building, must be respectful to the original architecture. More else must be orientated to restore the original appearance of the building.


The exterior walls of the building are clad in stucco, three of the four facades are clad with regular stucco (30,000 sq.ft) and white paint, while the main one is covered with decorative ornament that appears to be made of cast stone (8,000 sq.ft).

 The idea is get back the style to the façade, with cleaning and removing all the modifications suffered by the building through the years, the elements added after 1925 must be removed from the façade achieving the look that the original building had.

Another issue with the façade is that the existing windows are not impact resistant, so would be necessary replace it with new ones, preserving the style from the existing and not closing any of the existent opens, faithful to the historical department request.



In the North, East and West Façades will be required to repair the spall stucco, around 25% (7,500 sq.ft), and repaint it in white, as per request of the Historical Department of the city.



The Clad Stone Façade must be cleaned, restored and attached to the new structure.  The process will include an inspection stone by stone, finding the ones that are cracked or not fixed and replace it with new ones. Finally will be applied an epoxy coating, waterproofing and bringing to life the color of the stone.

Since 2011 Stambul LLC has been involved  in the Renovation of the "Miami National Bank Building" which will be renovated  to become  "The Langford Hotel", designed to preserve  its history, providing the guest the feeling that it the hotel has been in operation since the original completion of the building.

Built in 1925 represents an example of the Commercial style of architecture in Downtown Miami, with elements of the Neo- Classical mode and characteristics of a popular architectural trend of the 1920s in South Florida

The façade of the building serves as a visual reminder of Miami’s Boom years, when architects in the recently established metropolis were seeking a design identity through the utilization of easily recognizable architectural styles. (Sara E Eaton [1])

The Hotel will include 125 rooms and one Presidential Suite, conferences rooms, a restaurant and a roof-top Bar, all designed to meet the stylish concept and the 1925’s style.

SCOPE OF WORK:
  1. Remove the internal partition walls, sanitary and electrical systems .
  2. Demolishing, replacing and Restoration of the existing damaged structure (65% click for details ).
  3. Reinforcement of the existing structure with an additional Steel Structure capable of supporting the entire building.
  4. Restore services and equipment to  the entire building, adapting to existing quality standards and designed to LEED certification, in our commitment to reducing environmental impact.
  5. Remove and Replace all existing windows to Impact resistant windows, which preserve the original style.
  6. Enhance and complete fire evacuation routes  to meet the current requirements of the fire department.
  7. Renovate all exterior stucco facades removing all loose stucco, and repainting.
  8. Renovate the exterior stone facade.
  9. The original elevators will be repaired, upgraded and restored.
  10. Renovations to the lobby area remaining faithful  to the original design, restoring the existing marble floors walls, elevator doors moulding etc.
  11. Finally the construction  of 120 rooms, a Presidential Suite, conference rooms, Roof Top Bar and street level.
